The Southern Suburbs region on our search map includes the following areas: Claremont, Rondebosch, Newlands, Kenilworth,  Mowbray, Pinelands, Maitland, Ndabeni, Wynberg, Plumstead, Constantia, Muizenburg, Westlake, Diep River,  Heathfield, Ottery, Retreat, Wetton, Tokai.

The Southern Suburbs, home of the Prime Minister's official residence, is found to the South East of the slopes of Table Mountain. Spanning from just south of the Table Bay industrial nodes in the North to the coastline of False Bay and the Cape Peninsula cliffs to the South. In the heart of the Southern Suburbs you’ll find Claremont, Rondebosch and Newlands – These areas have become one of the fastest growing office nodes outside of the CBD. As many businesses look to get away from the traffic and congestion associated with working in the CBD, they look to the Southern Suburbs which provides excellent A-Grade and AAA-Grade buildings which have been refurbished or rebuilt in recent years.. There remain a few B-Grade buildings but land is highly desirable and in short supply which has seen a large portion of previously less desirable buildings upgraded.

The Southern Suburbs is associated with upmarket residential housing, with a large concentration of the most prestigious primary and secondary schools found in a small area. These schools include Rondebosch Boys, Bishops, Rustenburg, Herschel, SACS and Wynberg. The University of Cape Town (UCT), one of the most if not the most highly rated university in South Africa, and Varisty College, a private tertiary insitution offering courses in a multitude of disciplines is also found nestling on the slopes of Table Mountain above Rondebosch, Claremont, Newlands and Mowbray. The Southern Suburbs office node, besides its breath taking mountainous backdrop, is also highly accessible from major highways which include the M5, M3 and N2 motorways. Transport to and from the Cape Town CBD through its array of public transport systems which include; railway, bus and taxis.

Apart from the strong concentration of prime offices, Cavendish Square is a destination shopping centre and retailers along Cavendish Street, Vineyard Road, Chelsea Village in Wynberg and 2nd Avenue in Harfield Village are popular destinations attracting both local retailers and businesses to open their restaurants, coffee shops and delis in the area with a unique experience for visitors. 

Areas surrounding Claremont, Rondebosch and Newlands such as Kenilworth, Mowbray and Pinelands have also become popular options for businesses looking to be in a quieter setting, away from the hustle and bustle of the CBD. These areas also provide a quicker commute while offering competive comparable rates to businesses than the more sought after nodes of Claremont, Rondebosch and Newlands.

As you move further towards the False Bay coastline you will find the popular industrial nodes of Wetton, Ottery, Retreat, Muizenberg, Capricorn Park and Westlake. The mix of grades you will find in these areas varies considerably where the more established and 'older' warehouses found in Wetton, Ottery and Retreat attract discounted asking rates as the newer and more modern warehouses found in Capricorn, Muizenberg and Westlake. Westlake, Muizenberg and Capricorn has become a node by itself where business owners living in the prevalent Southern Suburbs areas of Constantia, Bishopscourt, Tokai and Rondebosch seek to operate their business away from the congestion of the City Centre, property prices have seen a significant increase in value. Long gone are the days where it was "too far away" to open your offices or operate your warehouse operations at the end of the M5 and M3 highways.
